Liberty Market Loftsis the name of the project. It is a very unique project as it is the first project to have the blessings of the municipality in zoning it as a Work/Live space.
The pricing will be approximately $450/square foot with some premiums based on floor plans or location in the building. The deposit structure is 15% before occupancy, and final 5% due on occupancy which will happen sometime in Fall of 2011. The breakdown is 5% in 30 days, 5% in 90 days and 5% in 180 days, and final 5% on occupancy. The building it self is located right in Liberty Village, and is being developed by BLVD developments and Times Group who have done the Four Seasons Hotel and Residences,Toronto, Maple Leaf City, Toronto and many more high calibre projects in this city. Condo fees are 0.46/squre foot of interior space plus hydro which is pretty standard for this area The amenities will include professional service business centre (due to the work/live designation) with photocopying, faxing, etc, wireless internet through out the building, half court for basketball phoenatics, yoga studio, pet grooming area with wash and dryers, industrial size laundry facilities for heavy loads, or larger items, residents lounge etc--I think the amenities are truly geared towards the lifestyle that Liberty Village offers, and are so unique that they themselves are a huge selling point.
At this point we have distributed the floor plans and approximate pricing to VIP Brokers only, as the demand is quiet high, and we wanted to reward out top performers. Please take a look at the 890 square foot one--its a very nice open floor plan, its the one they have as a model and its just gorgeous!!! The see over space from the bedroom is huge, and the walk-in closet is also quiet large. The price on this starts at $403,000.00, and parking is an additional 25,000.00, and lockers are being sold for $3500.00-This is an east facing unit, with a gorgeous view of the entire city line of Toronto. The 940 square feet is also nice, but I think the 890 is laid out better, and has a nice view--which never hurt anyone! This one starts at $438 000.00 and same for parking and locker
The largest one they have released today, is 1140 square feet--South east Corner, offering both City and Lake views, corner unit, two balconies...great open wide floor plan, and will feel close to 1500 square feet once its done--there's no question about it. This one starts are $533 000.00.
